Spring 2026 Texas Housing Market: Why Now Is a Smart Time to Buy a Home

In sharp contrast to the winter, Texas is at last colored green again until the heat of summer comes. 

As the very landscape seems to become green again, Texans can consider changes and new beginnings. Maybe you finally found your dream job in Houston, are looking for a new lifestyle in San Antonio or want to raise a family in Austin. This spring could be a great time to find your dream home!

San Antonio Realtor Erika Chapa said, “This spring definitely feels more balanced than what we saw last year.” Inventory is higher giving buyers more negotiating power and purchasing options. Demand is steady in desirable places and well-priced homes are moving quickly. 

“The good news is people aren’t putting their lives on hold.” Chapa explained buyers will seek a new home when they relocate for work, grow a family or have a lifestyle change.

Rachel Cruze, a #1 New York Times bestselling author, financial expert and co-host of The Ramsey Show and Smart Money Happy Hour, said on March 8, 2026, “Just remember—never let a market prediction control your housing decisions. Only your personal situation and finances should do that!

Interest rates are lowering slightly. Cruze explained that the interest rate on a 15-year fixed mortgage is expected to lower from an average 5.8% in 2025 to an average 5.2% in 2026, which is a much better than the 7% interest rate in 2023. “Even a 0.5% rate drop can save you tens of thousands of dollars over the life of a 15-year loan.”

This change is welcome, but buyers should not wait to buy on account of the rates that are subject to change by many different factors. Cruze said, “If you wait forever for the “perfect” rate, you might miss the right home—and a lower price. If you’re financially ready to buy, now’s the time to get started.”

Interest rates are shaping how buyers approach the housing market, Chapa said. “They are more payment-focused, meaning they’re carefully evaluating monthly payment/ affordability.” Buyers are taking more time to compare options and negotiate than they would a couple years ago, Chapa explained. “Buyers are just being more strategic and thoughtful about their budget.” 

Chapa said, “With more inventory on the market, buyers have more homes to choose from and a better opportunity to negotiate terms. We are seeing sellers negotiate price, help buy down the buyers interest rate and even help with closing costs.”

What Makes a House a Home?

“Now homes that are priced right, in great locations and have a wow factor are still selling for top dollar!” Chapa said. 

Homes that are move-in ready, well priced, and updated sell the fastest because buyers want value and convenience. “Most buyers are less interested in taking on big renovation projects,” Chapa said. High demand homes have functional spaces like home offices, game rooms and living areas, because more people are working from home.
